What will I get from a South Australian land title search?

A South Australian title search provides an authorised copy of a certificate of title or crown lease confirming ownership, land description and constraints. Some titles don’t include a parcel diagram. In these instances, you can buy a copy of the plan separately.

What will I get from a land title PLUS package?

A title PLUS package is a bundled product that includes (where available):

• the land title
• a copy of the plan
• any registered dealings associated with a title.

Ordering this package is better value than if you order these products separately.

You’ll receive the option to select title PLUS packages before placing title orders.

What do I need to search for a land title?

Four options are available for a South Australian title search:

• Search by street address
• Search by volume/folio (title reference)
• Search by plan and parcel
• Search by owner name.

Search by street address

We recommend this method to search for a title. Simply enter a full or partial street address and we’ll retrieve a list of all available titles for properties matching that address, free of charge.

You can then browse the list of available titles and select as many as you require. Each title you order will incur a separate charge, and we’ll show you the total cost before you place your order.

Search by volume/folio (title reference)

This method will search the title registry for an exact match. You should only use this method if you’re certain that the volume/folio details you have will return the land title you require.

Simply select the appropriate title register, then enter the volume/folio number. Before you place your order, review the details you entered and note the applicable fee.

Search by plan and parcel

Simply select the plan type and enter at least the plan number. A parcel number is optional but can help narrow your search. Once you search, we’ll retrieve a list of all available titles for properties matching those details.

Select the titles you need from the list of possible matches. Each title you order will incur a separate charge, and we’ll show you the total cost before you place your order.

Search by owner name

Simply select the type of owner you’d like to search for – individual or organisation. For individuals, only a family name is required, but we recommend including a given name to narrow your search. For organisations, only the name is required. So, including an ACN isn’t necessary but will significantly narrow your search.

A list of matches showing all owners registered against land titles in the title registry will then display. Some owners may be registered against titles that are no longer current or may have had their details suppressed.

Once you’ve selected an owner, you can order the owner name report. You’ll receive a list of available land titles associated with that owner, and you can then proceed to order copies of the land titles. You can only obtain an owner name report for owners registered against current titles.

What does it mean if a title is cancelled?

Titles may be cancelled due to a land subdivision, amalgamation, or where a transaction may require Land Services SA to issue a new certificate of title.

Only current titles are available online from Land Services SA — you cannot retrieve cancelled titles online.

What can I use the title PLUS package for?

You can use the title PLUS package for everything you use the South Australian title search for, plus to:

• confirm parcel boundaries and area
• obtain copies of dealings for further information (for example, easements and encumbrances that affect a property).

How will I receive my results?

You have multiple options to obtain your results once you’ve completed your search and arrived at the My results page.

For example, you can:

• download the results for individual land titles as PDFs as soon as they return from Land Services SA
• request an email containing all successful results as individual PDF attachments.

If you’ve searched for multiple land titles, we’ll also provide a ZIP archive containing all successfully returned results.

Your search results are stored in your Confirm inbox/My results section of the Confirm website for 30 calendar days. A link to this section is in the Confirm header menu available on all pages. Specifically, select the Application ‘SALO – SA Land Searches’ and enter date and time details to see your past South Australian land search results.
